Prepare&Share Scheme

Working in conjunction with Derbyshire Dales District Council, High Peak Borough Council and Staffordshire Moorlands Council, Adullam have developed a scheme to help encourage and support prospective tenants and landlords to consider Shared Tenancies.

The Scheme aims to bring together like minded people, aged 18 - 34, willing and able to share a 2 bed property.  The Scheme will help create more affordable accommodation options for people wishing to access the private rented sector.

For Landlords, this will help reduce issues around shortfall / arrears and enable Landlords to maximise income on property and benefit from the scheme support and incentives.

Adullam will provide landlords and their sharing tenants with a range of services designed to assist in the creation, and maintenance of these shared tenancies.

Precise packages will be set out for each pair of tenants in a written "offer" from the Scheme.

* A Bond for each of the two tenants:  equal to the first months rent.  This will cover damage or excessive cleaning.  Claims against individuals will be processed quickly at the end of the tenancy, or when a tenant moves out.

* Rent in Advance: tenants will be expected to pay rent in advance direct to the landlord equivalent to the first months rent.   Where individual tenants cannot find the amount needed the scheme may be able to assist.

* Inventory of Property: at the initial sign up meeting between landlords and tenants, we will be present.  We will complete a photo inventory and basic property check.  Sight of upto date gas safety certificates are required.

* Loss of Rent: tenants are expected to comply with the terms of the tenancy and required to maintain the tenancy for 6 months and to give 1 months written notice to end the tenancy at 5 months. Where a tenant leaves, in an unplanned way, during the first 6 months, or at the point of planned departure, where a replacement tenant is needed, the scheme will cover up to 4 weeks lost rent per tenancy.

* Housing Benefit paid direct to Landlords: Where this applies, from day one. We will check the progress of new claims to ensure they are up and running and liaise with HB and the tenant to ensure any issues are resolved.

* A supply of prepared and matched prospective tenants:  those wishing to join the scheme will only be accepted once they have completed the Tenancy Preparation Workshops and been assessed as suitable.  Workshops will cover:

Tenant Responsibilities; Utilities / Management of bills; sharing skills; Matching people together; budgeting

* Tenancy Support: all new tenants will have signed up agreeing to engage with support.  As standard this will include a minimum of 6 meetings at the outset of the tenancy to help the tenancy get set up; furnishings; HB claims; utilities; change of address; cleaning rotas etc. During the course of the tenancy, staff will maintain contact and meet with the sharers to check how things are going.  Landlords are expected to speak to Support Workers if they have any concerns about the progress of the tenancy.

* Help and Support: we welcome involvement in this scheme by Landlords and ideas and feedback.  We can provide information about tenancy related issues and help signpost towards other relevant services.  We aim to build up a database of prospective tenants that landlords will be able to access, thus reducing void time.

It remains 100% the landlord decision to offer a tenancy.  Landlords are advised to interview prospective tenants  and to carry out their own checks before offering a tenancy.
